The undersigned will offer the below described farm real estate.  The sale is to take place at the Wise Guys Banquet Room, (located at 2205 N. Main Street, Princeton, Illinois).  The facility is located at the southeast corner of Interstate 80 and Illinois Route 26.  The farm is located south of Buda, Illinois on US Route 40 to the Kentville Road, then west two and a half miles to the S curve.  The farm is in Section 30 of Macon Township, Bureau County, Illinois.

PROPERTY TO BE OFFERED IN THE FOLLOWING PARCELS:

 

 PARCEL 1:   Approximately 6 acres, improved with a four bedroom home with attached two-car garage, several livestock buildings, one grain bin and dryer, and several machinery storage buildings, including one with several large horse stalls, and approximately three acres of pasture.  This home, with a little updating, could be just what you are looking for, and the location along the Kentville Road is wonderful, this would also be a great place to build.      

PARCEL 2:  66 acres, more or less, in the north one half of the farm, nearly all which is tillable with the exception of several well established waterways, and a grove of trees on the northeast corner, which would make an excellent hunting spot.  This parcel has been well farmed and is in an excellent state of productivity. 

PARCEL 3:  51 acres, more or less, located in the south half of the farm, nearly all which is tillable with the exception of several well established waterways and a few trees.  This parcel is also in an excellent state of productivity.

   METHOD OF SALE:  All parcels will be offered first individually, and then combined as a whole, selling to the highest bid price.  The home and acreage will be sold by the dollar, minimum bid raises will be $1,000.  Parcels 2, 3, and 4 and the farm when offered as a whole will be sold by the acre, minimum bid raises on the separate parcels will be $50 per acre, and $25 per acre on the farm as a whole.

ASCS Information: Crop Land 116.2 Acres, Corn Base   80.5 Acres, Yield:  113 bushels per acre.  Bean Base 30.7 Acres Yield: 34 bushels per acre.  

TERMS: 10% down the day of sale.  If farm sells as a whole possession and final settlement will be on January 15, 2008 based on 157.24 acres, more or less, and no survey will be given.  If parcels sell separately, a survey will be furnished at the seller’s expense, and settlement will be based on the exact acreages as shown by the survey with possession and final settlement on February 1, 2008 when survey is complete.  A Warranty Deed and Title Insurance showing Merchantable Title will be provided to the buyer.  The successful bidders will be required to sign a purchase agreement immediately following the auction.  A copy of the required contract is available from Roy Holmstrom or Attorney, William Cleaver.  The property is being sold free and clear of any encumbrances, property is sold “as is, where is” free of any expressed or implied warrantees by either the seller or the auction company as to the condition of the property.  Announcements made sale day take precedence over any prior information, whether written or oral.  Information contained in this brochure is believed to be accurate, but is subject to verification by all parties relying on it.  No liability for its accuracy is assumed by the seller or the auction company.  ID is required.
