The undersigned will offer the below described farm real estate commonly known as the Spring Creek Farm. The sale is to take place at the Glory Days Banquet Hall (formerly The Winner’s Circle), located at 109 E. Orange Street, Geneseo, Illinois.  The farm is located  4 ½  miles east of Geneseo Ill on US Route 6, or 1 ½ miles west of Atkinson on Route 6, to Co Rd 1950E then 2 ½ miles North. The farm is located in section 17, Atkinson Township, Henry County.

PARCEL 1:  19.2 acres, (more or less), that portion lying east of Spring Creek in the south ½ of the southwest ¼ of section 17, Atkinson Township, approximately 16.73 acres are tillable.

PARCEL 2:  40.43 acres (more or less) that portion lying west of Spring Creek in the south ½ of the southwest ¼ of section 17, Atkinson Township, approximately 35.44 acres are tillable.

PARCEL 3:  50.24 acres, (more or less), that portion lying east of Spring Creek in the north ½ of the southwest ¼ of section 17, Atkinson Township, approximately 44.2 acres are tillable.

PARCEL 4   28 acres, (more or less), that portion lying west of Spring Creek in the north ½ of the southwest ¼ of section 17 and 6 acres in the northwest ¼ of section 17, Atkinson Township, approximately 20.22 acres are tillable.  Approximately six acres are wooded with excellent hunting possibilities.

METHOD OF SALE:  All parcels will be offered first individually, and then combination as a whole selling to the highest bid price.  Bidding on all parcels will be by the acre, minimum bid raises on individual parcels,  $50 per acre. The minimum bid raises on the farm as a whole will be $25 per acre.

 ASCS Information: Crop Land 116.4 Acres, Corn Base 73.7 Acres, Yield: 126 bushels per acre. Bean base: 42 acres, Yield: 34 bushels per acre.

  TERMS: 10% down the day of sale.  Possession and final settlement will be on October 6, 2008 subject to an existing farm lease for the 2008 and 2009 crop years ending February 28, 2010.  Buyer shall receive a credit for 25% of the $21,004.00 – 2008 cash rent payment at closing, and receive the entire 2009 payment due and payable March 1, 2009. If farm sells as a whole settlement will be based on 137.87 acres, more or less, and no survey will be given.  If parcels sell separately a survey will be furnished at the seller’s expense, and settlement will be based on the exact acreages as shown by the survey. Warranty Deed and Title Insurance showing merchantable title will be provided to the buyer.  Taxes for 2008 will be paid by the Seller.  All subsequent taxes will be paid by the Buyer. The successful bidders will be required to sign a purchase agreement immediately following the auction. A copy of the required contract is available from Roy Holmstrom or Attorney William T. Phares.  The property is being sold free and clear of any encumbrances.  Property is sold “AS IS, WHERE IS” free of any expressed or implied warranties by either the seller or the auction company as to the condition of the property.  Announcements made the day of the sale take precedence over any prior information whether written or oral.
