The undersigned will offer the below described farm real estate commonly known as the West Family Farm.  The sale is to take place at the Glory Days Banquet Hall (formerly The Winner’s Circle), located at 109 E. Orange Street, Geneseo, Illinois.  The farm is located  2 ½  miles east of the intersection of routes 82 and 81 at Cambridge, Illinois to County Road 1700E then 2 ½ miles north OR six miles south of Geneseo on route 82 to County Road 1400N then 3 ½ miles east to County Road 1700E then one mile south.

METHOD OF SALE:  The property will be offered as 83.84 acres, more or less.  Bidding will be by the acre.  Minimum bid raises will be $25 per acre.

ASCS INFORMATION: Crop Land 78.9 Acres, Corn Base 53.8 Acres, Yield: 121 Bushels Per Acre. Bean  Base: 22.6 Acres, Yield: 39 Bushels Per Acre.  Wheat Base, 2.5 Acres, Yield: 50 Bushels Per Acre.

TERMS: 10% down the day of sale.  Possession and final settlement will be on December 2, 2008 subject to an existing farm lease until February 28, 2009.  Income for the 2008 crop year, ending February 28, 2009 will be retained by the Sellers.  Warranty Deed and Title Insurance showing merchantable title will be provided to the Buyer.  Taxes for 2008 will be paid by the Seller.  All subsequent taxes will be paid by the Buyer. The successful bidders will be required to sign a purchase agreement immediately following the auction.
