The undersigned will offer the below described farm real estate. The sale is to take place at the Cordova Township Civic Center (located directly north of the city park, just off route 84), Cordova, Illinois.

 

 

 

 

 

 

 

 

 

 

 

PROPERTY TO BE OFFERED IN THE FOLLOWING PARCELS:

PARCEL 1: 34.76 acres (more or less) in Section 29 of Coe Township, Rock Island County, Illinois located east of Port Byron, Illinois on Hillsdale, Byron Hills Road. This parcel has value for farming, but its highest and best use probably is residential possibilities as it lies next to east of Byron Hills Golf Course and several residential sub-divisions.

PARCEL 2: 34 acres (more or less) in Section 33 of Coe Township, Rock Island County, Illinois located south one mile of parcel one, on 239th Street to 80th Street, then east one mile, an excellent farming and hunting parcel with residential possibilities.

PARCEL 3: 76.88 acres (more or less) in Section 33 of Coe Township, Rock Island County, Illinois located one half mile east of parcel two. The main value for this parcel is probably farming, but it does have some residential possibilities as it has access of two sides to excellent all weather roads. An attractive asset of this property would be hunting on the non tillable acres.

PARCEL 4: 35 acres (more or less) located in Section 31 of Coe Township, Rock Island County, Illinois. The parcel lays adjacent to the City of Port Byron on County Road DD, and is approximately one third tillable. The balance is wooded with some of the best hunting in the area. Located adjacent to Port Byron it obviously has other possibilities.

METHOD OF SALE: All parcels will be offered individually, and not in combination with the other parcels. Bidding on all parcels will be by the acre, minimum bid raises on parcels 1, 2, and 4, $50 per acre. The minimum bid raises on parcel 3 will be $25 per acre.

ASCS Information: Crop Land 120.3 Acres, Corn Base 120.3, Yield: 108 bushels per acre.

 

 

TERMS: 10% down the day of sale. Possession and final settlement will be on November 1, 2007 subject to the existing farm leases for the 2007 crop year. Seller reserves all income for the 2007 crop year. Warranty Deed and Title Insurance showing merchantable title will be provided to the buyer. Taxes for 2007 will be paid by the Seller. All subsequent taxes will be paid by the Buyer. The successful bidders will be required to sign a purchase agreement immediately following the auction.
