The undersigned will offer the below described farm real The undersigned will offer the below described farm real estate.  The sale is to take place at the The Winner’s Circle Banquet Room, (located at 109 E. Orange Street, Geneseo, Illinois.  The southern portion is located east of Atkinson on US Hwy 6 approximately one mile.  The northern portion is located north of Atkinson one quarter mile, then east on County Hwy 22 two miles. 

 

 

PROPERTY TO BE OFFERED IN THE FOLLOWING PARCELS:

 

PARCEL 1:  30.28 acres, more or less, located south of with frontage US Route 6 in section 36, Atkinson Township.  Approximately 18.55 acres of this parcel is cropland and approximately 9.9 acres is tillable, the balance in timber/pasture.  Improvements include a large livestock barn and steel machine shed.  This would make a great small farm or place for a residence.  

 PARCEL 2:  199.53 acres, more or less, located with frontage on County Road 22 north and east of Atkinson in sections 25 and 36 of Atkinson Township and sections 30 and 31 of Alba Township.  This parcel is heavily wooded with many lakes including one measuring nearly ten acres in size.  Improvements on this parcel include a large camping and fishing area known as “Picnic Point”.   This area borders the largest lake.  This parcel has a reputation for being one of the best hunting and fishing locations in the area.  Deer, ducks, geese and all other types of wildlife abound!

METHOD OF SALE:  PARCEL 1 WILL BE OFFERED BY ITSELF, AND NOT IN COMBINATION WITH THE OTHER PARCELS.  NEXT PARCEL'S 2, 3, 4, AND 5 WILL BE OFFERED INDIVIDUALLY AND THEN COMBINED AS A WHOLE, SELLING FOR THE HIGHEST BID PRICE.  BIDDING ON ALL PARCELS WILL BE BY THE ACRE, MINIMUM BID RAISES $10 PER ACRE.

ASCS Information: Crop Land 217.4 Acres, Corn Base   206.0 Acres, Yield:  126 bushels per acre.  Bean Base 11.4 Acres Yield: 41 bushels.

TERMS: 10% down the day of sale.  Possession and final settlement will be on December 28, 2005. Warranty Deed and Title Insurance showing merchantable title will be provided to the buyer.  Taxes for 2005 will be paid by the Seller.  All subsequent taxes will be paid by the Buyer. A complete survey will be provided at the seller’s expense.  Exact acreage could change after survey is completed.  The successful bidders will be required to sign a purchase agreement immediately following the auction.
